The Direct Comparison Approach

The Direct Comparison Approach contemplates the comparison of the subject property with comparable properties which have recently sold or are listed for sale. This method is extensively used in our commercial appraisal services.
Based on the Principle of Substitution:
"No prudent buyer would pay more for the property than the cost of acquiring an equally desirable substitute."
This approach is most reliable when there are sufficient comparable sales of similar properties in the same market area. It reflects actual market behavior and buyer preferences, making it ideal for retail property valuations and office building appraisals.
The Income Approach
Valuing property based on its income-generating potential
In the Income Approach an estimate is made of the expected future income and of the anticipated cost to produce that income. This methodology is central to our investment analysis services.
Key components:
- Expected future income
- Anticipated costs to produce that income
- Required return for a prudent investor
- Time to recapture original investment
- Discount rate applied to expected net income

The Cost Approach
Estimating value based on replacement cost minus depreciation
In the Cost Approach, an estimate is made of the investment that would be required under current market conditions to construct improvements of equal utility to those of the subject property. This approach is frequently used for insurance appraisals.
How it works:
- Calculate reproduction cost new
- Deduct estimated depreciation (accrued depreciation)
- Add estimated land value
- Result = Cost Approach value estimate
This method is particularly useful for newer properties, unique properties like industrial facilities, or when comparable sales data is limited.
Final Estimate of Value
Reconciling multiple approaches for accurate valuation
The previously outlined appraisal techniques result in three estimates of value. These estimates of value need not be identical.
Correlation and Reconciliation Process:
Each estimate is considered in light of its accuracy, importance and relevancy of data. The resulting valuation is called the Final Estimate of Value. This comprehensive approach ensures accuracy in all our professional appraisal services.
