    How a Commercial Appraisal Works

    A commercial appraisal in Ontario runs from first enquiry to signed report — typically about five business days once your documents are in — and only four of the stages need anything from you.

    The process, in order

    1. Getting started

      1. Enquiry

        You request a quote online at aionappraisals.ca, by phone or email.

      2. Quote issued

        You receive a quote for the appraisal fee by email, valid for 14 days.

      3. Quote accepted

        You click “Accept Quote” in the quote email to accept it and proceed with the appraisal.

      4. Invoice and Letter of Engagement

        You receive your invoice and Letter of Engagement by email.

      5. LOE signed and paid

        You e-sign the LOE in the email and pay the invoice online by e-transfer.

      6. Payment received

        You get a payment confirmation receipt by email once it is processed.

    2. Your file opens

      1. File opened

        Your file is opened and assigned to a qualified AACI Designated Appraiser.

      2. Documents requested

        You receive an email listing the documents we need to proceed with the appraisal report.

    3. Inspection

      1. Documents uploaded

        You upload the documents through the secure link we send in the email.

      2. Site visit booked

        You receive an email with options to book the site visit with the appraiser. This step is waived if a visit is not required.

      3. Site visit completed

        The appraiser completes the site visit on the date confirmed. They take photos and notes.

    4. Report and delivery

      1. Analysis and draft

        Market research and in-depth analysis are completed, and a report is drafted.

      2. Review and QC

        A fellow AACI team member reviews the draft report, and revisions are completed as required.

      3. Report delivered

        If requested, you or your representative review a draft first. The signed final report is then sent to your authorized users.

    What do I need to do during the appraisal process?

    Four things. You request the quote, accept it from the quote email, e-sign the Letter of Engagement and pay, and upload the documents we request. Everything else is handled on our side, and each stage is confirmed by email.

    Is a site visit always required?

    No. A site visit is booked for most assignments, and you receive an email with options to book a time with the appraiser. Where an inspection is not required for the assignment, the step is waived and the file moves straight to analysis.

    Can I review a draft before the final report is issued?

    Yes, on request. If you ask for a draft, you or your representative review it before sign-off. The signed final report is issued after that.

    Who receives the final report?

    The authorized users you have specified. The report is delivered by email.

    Who signs off on the report?

    Every report is reviewed by a fellow AACI team member before it is issued, and any revisions are completed as part of that review.
