    Professional standards and service agreements for our commercial appraisal services.

    Effective Date: January 1, 2025

    1. Acceptance of Terms

    By accessing and using the services of Aion Appraisals & Consulting ("Company," "we," "our," or "us"), you accept and agree to be bound by the terms and provision of this agreement. If you do not agree to abide by the above, please do not use this service.

    2. Services

    Aion Appraisals & Consulting provides professional real estate appraisal services for commercial, residential, industrial, and agricultural properties. Our services include but are not limited to property valuations, market analysis, and consulting services related to real estate.

    3. Professional Standards

    Our appraisal services are conducted in accordance with:

    • The Uniform Standards of Professional Appraisal Practice (USPAP)
    • Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP)
    • All applicable federal, provincial, and local regulations
    • Professional ethics and standards of the Appraisal Institute of Canada

    4. Client Responsibilities

    Clients agree to:

    • Provide accurate and complete information about the property
    • Allow reasonable access to the property for inspection
    • Pay fees according to the agreed terms
    • Use the appraisal report only for its intended purpose
    • Not distribute the report without written consent

    5. Fees and Payment

    Fees for appraisal services will be quoted based on the complexity and scope of the assignment. Payment terms include:

    • Fees are due upon completion of the appraisal report
    • Payment methods accepted include check, bank transfer, or other agreed methods
    • Late payments may incur additional charges
    • Refund policies will be discussed on a case-by-case basis

    6. Confidentiality

    We maintain strict confidentiality regarding all client information and property details. Information will only be disclosed as required by law or with explicit written consent from the client.

    7. Limitation of Liability

    Our liability for any claim relating to our services shall not exceed the fee paid for the specific appraisal service. We are not liable for consequential, incidental, or indirect damages arising from the use of our services or reports.

    8. Report Usage and Distribution

    Appraisal reports are prepared for specific clients and intended users. The reports:

    • Are valid only for the effective date stated in the report
    • Cannot be used for purposes other than those stated
    • Cannot be distributed to third parties without written consent
    • May become invalid due to changing market conditions

    9. Force Majeure

    We shall not be liable for any failure or delay in performance due to circumstances beyond our reasonable control, including but not limited to acts of God, natural disasters, government actions, or other unforeseeable events.

    10. Dispute Resolution

    Any disputes arising from these terms or our services shall be resolved through binding arbitration in accordance with the laws of Ontario, Canada. The prevailing party shall be entitled to reasonable attorney fees and costs.

    11. Modifications

    We reserve the right to modify these terms at any time. Changes will be effective upon posting to our website. Continued use of our services constitutes acceptance of any modifications.

    12. Governing Law

    These terms shall be governed by and construed in accordance with the laws of Ontario, Canada, without regard to its conflict of law provisions.

    13. Intellectual Property and Content Protection

    All content on this website, including but not limited to text, graphics, logos, images, reports, articles, and software, is the property of Aion Appraisals & Consulting Inc. and is protected by Canadian and international copyright laws.

    Strictly prohibited activities include:

    • Content Scraping: Automated extraction, harvesting, or copying of website content using bots, scrapers, or similar tools
    • Unauthorized Reproduction: Copying, reproducing, or distributing our content without explicit written permission
    • Commercial Use: Using our content, analysis, or reports for commercial purposes without authorization
    • Derivative Works: Creating derivative works based on our content without permission
    • AI Training: Using our content to train artificial intelligence models or large language models without authorization
    • Database Compilation: Systematically collecting or compiling our content into databases

    Violations may result in immediate termination of access, legal action, and claims for damages including attorney fees and costs.

    14. DMCA Compliance and Copyright Enforcement

    We take copyright infringement seriously and comply with the Digital Millennium Copyright Act (DMCA) and Canadian Copyright Act.

    If you believe our content has been copied without authorization, or if you find our content being used elsewhere without permission, please contact us immediately with:

    • Detailed description of the copyrighted work
    • URL or location where the unauthorized use appears
    • Your contact information
    • A statement of good faith belief that the use is unauthorized

    We will investigate all claims and take appropriate action, including issuing takedown notices and pursuing legal remedies where necessary.
