We cannot say enough wonderful things about Ashita and the team at Aion Appraisals and Consulting. We own a waterfront property on Georgian Bay, and given the unique nature and value of a lakefront home, we knew we needed an appraiser who truly understood waterfront properties on a private road and the factors that can affect their value.

We contacted Ashiti at AION Appraisers. She requested list of documents and we sent to her. From day one, we said the appraisal is for a potential buyer of a campground. After receiving payment and all requested information, she said someone will be there to walk the property on Tuesday. The next morning she sent an email saying “
Given the information currently available, we do not feel we can provide an assessment that meets our professional standards and internal requirements”
The way I interpret this is that they don’t have enough experience that they claim to have and that this company is a sales hub, where they will do everything to get you to send them the fees and all the information and based on what they see they will get back to you with a yes or a no. Simply they are looking for cookie cutter appraisal reports, where all the info is readily available on a desktop. Be aware and contact an actual appraiser and not an appraisal sales hub.

After a thorough review of the documents provided, we determined that the specific complexities of a seasonal campground operation required a data set that was not currently available to produce a credible, defensible report that met our rigorous internal quality requirements.
Rather than providing a substandard assessment, we chose to decline the assignment and issued a full refund immediately. Our goal is to provide results our clients and their lenders can rely on; if we feel those results are compromised by available data or property complexity, we believe the most ethical path is to step away. We pride ourselves on this integrity and wish you the best with your transaction.
